Tenant screening services maintain databases of rental history that apartment communities query when processing applications. The major services are: Experian RentBureau (the largest), CoreLogic SafeRent, TransUnion SmartMove, and Yardi Resident Screening.

What's in the database: previous addresses, lease start and end dates, payment history (on-time vs late), evictions filed and judgments, broken leases reported by prior landlords, and balances owed to prior landlords.

Records remain in these databases for 7 years. Inaccurate records can be disputed through each service, though the process is slow.

How RentBureau and Tenant Screening Works in Denver Specifically

Most Denver apartment communities use RentBureau or a similar service. If you have a broken lease, eviction, or unpaid balance on your record, expect it to show up.
