The short answer
Yes, and it works well with one trip. Most parents who fly in need 3 to 4 days if the shortlist is ready before they land. I work with out-of-state families regularly. I cover the Denver metro area. I narrow the options before your flight, tour with you, explain the lease in plain English, and help you decide before you head home. It is free to you, because the apartment community pays the locator after a lease is signed.
Send me your trip dates
A 3 to 4 day trip plan
Before you fly (1 to 2 weeks out). Send me the budget, move date, the area or job location, pets, and whether a co-signer is needed. I build a shortlist of 4 to 6 communities and send current prices and any move-in specials.
Day 1: tour the top choices. We see 3 or 4 communities in one day, in an order that makes sense on the map.
Day 2: finish touring and compare. We see the rest, and I give you a written side-by-side of the real monthly cost for each.
Day 3: apply. We start the application, and I explain each question. If you are the co-signer, you can usually finish your part online.
Day 4: buffer. Review the lease, confirm the move-in date and total move-in cost, and plan the move-in day.
What to have ready
- A photo ID for your son or daughter, and for you if you are co-signing
- Proof of income. Many communities want income around 2.5 to 3 times the monthly rent. If they do not meet that, a co-signer may be accepted.
- Past landlord contact information, if there is one
- Your preferred move-in date and budget ceiling
Ask each community for its guarantor policy and total move-in cost in writing before you pay an application fee.
Avoid rental scams when you cannot see the place
Never send a deposit by wire, gift card or payment app to someone you have not verified. Confirm each listing on the community's own website and pay only through the leasing office's official portal. This is one reason families like to tour in person during one trip.
What it costs
In early October 2026 the median advertised one-bedroom across the metro was about $1,980 a month, and about $1,690 in Aurora (full rent numbers). About 7 in 10 communities were advertising move-in specials (specials by area).

Frequently asked questions
How long should we plan to be in Denver to find an apartment?
Usually 3 to 4 days if the shortlist is ready before you land: two days of touring, a day to apply, and a buffer day for the lease and move-in plan.
Does it cost anything to use an apartment locator?
No. The apartment community pays the locator after a lease is signed, so it is free to you. Approval is always the community's decision.
Can I co-sign my son's or daughter's apartment lease from out of state?
Often yes. Many communities accept a parent as a guarantor and let you complete your part online, but requirements and fees vary. Ask for the guarantor policy in writing before applying.
Can we find the apartment before the trip?
You can narrow the options before you fly, and many communities offer virtual tours. Many parents still prefer to see the final choices in person, so the trip is used for touring and deciding.
Do you only cover Denver?
I cover the Denver metro area, including Denver, Aurora, Lakewood and nearby suburbs. I do not cover Colorado Springs, Fort Collins or the mountain towns.
How do I avoid getting scammed renting from out of state?
Confirm the listing on the community's own website, tour the unit in person or live on video, and pay only through the official leasing portal. Never wire money or pay with gift cards.
